Efflorescence, the white, chalky stains, means water is moving through the brick and carrying salts out with it. Spalling, where the faces pop off the brick, means that water froze inside. A musty smell near the fireplace, rust on the damper, a crown that’s cracked through: the chimney is telling you it’s taking on water.

Often the damage is the top few courses and the crown, which took the worst of the weather. We take the chimney down to sound brick, rebuild with matching units and proper mortar, and pour a new crown with a drip edge so water sheds clear of the brick below.

Flat-roofed two- and three-flats have parapet walls that catch the weather from both sides. Rebuilt parapets, new coping and clear, non-residue waterproofing are a routine part of our week.
